- Help you with staging your house to sell fast (i.e. identify items that need to be taken care of in your home so it makes the BEST first impression to prospective buyers.)
- Order several professionally taken photographs so your house shows well.
- Answer emails messages and phone calls, quickly responding to inquiries (that day) so potential buyers do not lose interest.
- Always look out for your best interest, be a good negotiator on all offers, and communicate with you regularly so you always know where things stand.
- Help to create social media buzz about your house for sale by announcing it on social media sites like Facebook & Twitter.
- Provide immediate TEXT BACK information on your yard sign so potential buyers can get information about your house 24 hours a day - in just seconds - delivered to them IMMEDIATELY via text message.

- Revisit your house marketing plan on a regular basis to make adjustments as necessary to get your house SOLD!

- Make recommendations to help you make the interior of your house appealing. A few things you might consider:
- is your house spotless (if not, you may consider a cleaning service to do a deep clean and make it ready to show)
- do the walls need touch up paint or repainting - do you have unusual colors (earth tones are the best choice if repainting)
- do doors squeak (a little oil may help)
- are lights working
- is the clutter put away (you might consider a storage unit to stow away the Extra Stuff like seasonal clothing or holiday decorations to make the house look open and roomy)
- do all windows and doors functioning properly
- do the carpets need to be steam cleaned
- are there pet or other odors
- are bathroom tiles missing
- do the toilets seats look old
- are their burned out light bulbs or dead bugs in overhead light fixtures (you may consider putting in higher watt bulbs to give the rooms more light)
- is the kitchen back splash greasy
- are tile and linoleum floors clean and waxed
- are the HVAC air filters clean (you may consider replacing them with NEW ones)
- is there soap scum and mildew in bathrooms
- is the caulk around tubs and sinks clean and mildew free (if not you may consider re-caulking them to give your bathrooms a clean & fresh look)
- is the oven and stove top clean and free of food spills - what about the exhaust fan
- are curtains and blinds open to provide optimal light and a warm cozy feeling
- are beds made and cloths put away
- are closets clean and in order
- are the carpets vacuumed
- are there holes in any of the screens (if so consider replacing them)
- are all walk ways open and clear
- are the shower curtains clean
- do you have some plugin’s to give your house a nice welcoming smell
- is your house spotless (if not, you may consider a cleaning service to do a deep clean and make it ready to show)
- Little things can make a big difference - for example, switching door handles, replacing light switch plates, replacing shower curtains or faucets, and deep cleaning can make a BIG impact to potential buyers.
- Work with you to set realistic marketing goals and revisit them with you frequently so we can make adjustments if market conditions change.

Basically dress your house up for success.
